The best thing to do is go to realtor .com and you can check a box that says “horse property” or “horses allowed.”

That being said, have some knowledge I wish I’d had before we purchased the place.

1) Never get so excited you let a realtor ***** you, or play games like “someone else is interested.” Take your sweet old time, there will always be another place, and if your realtor is rude or pushy, fire him/her.

2) Never listen to a realtor who tries to tell you “Well when you look at a horse property, the barn is going to be cleaner than the house and in better condition.” That’s bs, yes there is some tack in my basement and garage but horses are not an excuse when a house is falling apart. The horses don’t care about the barn, outside of it being warm, dry and safe. YOU however have to live in the house.

3) Ask about the water line to the barn and how deep it has been dug. Get it in writing that honesty on that factor is key to the sale, and if it isn’t as deep as they say, cancel the sale.

4) Examine all electrical in the barn, is it rodent proof? Do things pop the circuit when you plug them in? Does the roof leak?

5) Don’t be afraid to make a lowball offer. We sadly overpaid on our place b/c we’d made a fair offer on another place (the house was built to 3/4 scale and would have required thousands to fix, and the barn was a joke) but since it was so much lower than what the seller wanted and she was “so insulted” and the realtor gave us such a hard time about it, we overpaid on our final house by 20g.

The 3/4 scale house sat on the market for 2 more years and some sucker did finally buy it for her asking price, and lo and behold ended up having to rebuild most of it. Kudos to her for making out like a bandit, lol.

I’ll add more if I think of it.

“Google” equestrian properties……either East Coast, West Coast or mid-west….

With a purchase of any acreage you want to be totally sure your fence lines are accurate….can be an unholy mess if they’re not and a neighbor comes to you and complains that your fence line is on his property. People will have melt down fits over a fence that is six inches over the line on a boundary dispute. Contract a local surveyor to determine if there are any disputes involving your prospective property. It should be noted somewhere on computer records.

Edit: We also saw, multiple times, while looking for horse properties…the home was in better physical shape than the barn or vice versa. RARE is the property where both house and barn are kept up and in prime shape. We settled on a property that had a relatively new home, no barn, had perimeter fence and we built our barn and added cross fencing.

Most realtors are clueless when listing horse properties … those who specialize in horse properties are out there…but it takes a few contacts to find out who they are unless they advertise.
