Hi Everybody! Sorry to bother you guys again, but I’ve found some great horse properties, with some help from some answerers, and a bit of exploring online myself! Alright, so here are the ‘best’ ones, that we have found so far!

I have to say, I really, really like this property. The website it was found on is exclusively for horse properties, so you probably can’t go too wrong in that aspect, and the acreage is manageable, and its in our price range. Any input on this property?

I do like this property, but it does not say much about the house, or show many pictures. The barn certainly seems big enough for my 2 horses, but I’m not quite sure. It is in my upper price range, but it also does not need any installation of a stable, barn, or fencing. Any input?

This property is great, but the only ‘upsetting’ part is that it is not in Maine, which is the state we were really hoping to get property in. But, me and my close, close friend both have family members in this area of New York, which is wonderful, but the only part is the price. I understand that New York is a fairly expensive state, property wise, but this is out of our current price range. Maybe with a bit of extra work on our part?

This one is much more in our price range, and is somewhat near both me and my best friends family members, the acreage also seems more manageable than the previous property. The house could use a bit of renovating, and I’m not quite sure of the condition of the barn, but its obviously suitable for horses, judging by the beautiful pictures of horses on the property, but we’d have an additional $150,000 +/- to do whatever renovations we needed, which is more than enough, so I;m liking this piece of New York, and ideas?

This one is out of our price range, so there would be a very small margin for renovating.g But, it is a alge parcel of land. with a barn. Any ideas?

Both me and my friend agree that we do really like the third property best, despite its price tag, but how much money do you think we could earn back by selling about 15-25 acres, as well as boarding 1, or 2 horses at the barn?

We both really, really like property #4. Its much more in our price range, and there is enough acreage to fit another house. Also, there would be enough money to do so, so whats the best idea?

The factors to take into consideration when deciding where to ride your horse are: where you keep your horse and your level of experience with horses. Other aspects such as whether you want to have a pleasure ride or to train your horse will also factor into the location of where to ride your horse.

Growing up in the country I had access to a vast area of dirt roads that lead to open areas for hacking and trail riding. Both the roads and the country posed their challenges, but I was never short of a place to ride. I did however have to face my fears and leave the safety of our property if I wanted to ride.

If you are learning to ride or if you have a new horse, the best place to ride your horse is in an arena. An arena offers a place of less distraction than a road or the trails; your horse is less likely to get a fright and panic. If your horse does panic there is usually help close at hand.

Riding in an arena should not be considered boring; it is a place to learn trust and confidence for both the horse and rider. Any horse no matter the breed or intended discipline to which he is being trained can benefit from being ridden in an arena.

When both horse and rider have a level of communication where the rider feels confident and in control then they can venture to ride outside of the arena. With the use of the word control I mean that in the event of “fight or flight” you will be able to react immediately with good riding skills and to regain your horse’s composure before he panicked.

The advantage of a big stable yard is being able to ask other riders where they ride. Not only will you learn specific trails, but also the hazards along those trails, such as a barking dog that never fails to respond to a horse passing its property.

A horse box is a wonderful means of transportation and certainly opens up the world for places to ride your horse. If you do not own a horsebox and can not afford to purchase one, you can always ask the help of other riders. Some riders will share their horse box just to have a companion on the trail; others will lend or rent you a horse box.

With a horse box you can travel to parks where there are specific trails or bridle paths for horses. You can travel to competitions where, if you entered the competition, you can ride your horse in the competition arenas. You could also take your horse to the competition and choose to ride him around there, in order to expose him to the environment.

When deciding to own a horse for riding, always take the time to explore and investigate places to ride before you find a place to stable your horse. That way you when you have to choose between the lunge ring or the arena, you are not bored and upset because it is the setting you chose. If it is however the only option you had at the time, start saving for that horse box.

Several years ago we decided to enter into a free lease agreement with a woman who advertised that her aged horse was bombproof and suitable for an “absolute beginner” This suited us because we were absolute beginners and we wanted an affordable and safe way for our daughter, who was horse crazy, to learn about horses. It seemed perfect. A requirement of the agreement was that he was to be left stabled where he was, so, as we had no where to put a horse anyway it seemed like a perfect situation.

We went over to see the horse and he was beautiful…we fell in love with him (as his crafty owner no doubt knew we would) A deal was made. She threw in the bait and reeled us in good and proper. To begin with it seemed fair enough that we buy the hay…after all our daughter would be learning a lot of valuable information from this experience. As time went by, we were informed that we would have to pay for the dentist and farrier as well (we did)

We were by now, willing to do anything to continue our relationship with this beautiful old ex racehorse. Especially seeing as it wouldn’t be too long before our daughter was able to ride him…well…as soon as he was over his temporary lameness that was. In the mean time, my daughter got to work tirelessly cleaning up after the old fellow (and his owner’s other two horses as well). I know you are probably thinking things like “idiots” “suckers” etc. however, please understand that as beginners we weren’t aware that this wasn’t how it was meant to be. We thought that we owed her a debt of gratitude. We wanted to be a part of the horse world SO much but had neither the funds nor the dwelling nor the experience to even entertain the idea, so we just did what she wanted and for a long time even looked up to her for her knowledge and experience.

As agreed, we were buying the hay (she told us it was $15.00 a bale) We always gave her the money and she picked up the hay. What we didn’t know was that we were also supplying the hay for her other 2 horses as well. She was charging us $15.00 a bale and buying it for $5.00 a bale. Keep in mind that this “free lease” was now costing us around $60.00 per week as she was also charging us $30.00 for stabling (we found out that she had a deal with the property owner and she got a discount because she had 3 horses stabled there…stabling for 3 horses was costing her $30.00 per week…yep we were paying for all her horses…AGAIN.

One morning she called our house to inform us that the hinges on the horse’s stable needed replacing and (like the fools we really were at the time) we went down to the local rural supplies barn and bought lovely strong hinges (another $40.00) and then my husband fitted them. Meanwhile our daughter was still cleaning up poo, cleaning the stables, changing the water daily and still no riding.

We started to become a little suspicious when she wouldn’t allow us to bring anyone to see our horse. She became very insistent that we did not have any conversations with the stable owner either (This was because he didn’t know that we were leasing the horse in the first place…if he did she would not have had her discount on stabling any more) We weren’t allowed to visit at all unless she was present.

Then we decided to buy the hay ourselves one day and discovered what she was doing. It wasn’t long before we had her whole little scam worked out and found out that she’d done it before…in fact she did it all the time. As soon as the victims found out what she was up to and dumped her…she went fishing for a new sucker. Needless to say we learned a harsh lesson and were left feeling ripped off and red faced. As there was no written contract (another mistake) we weren’t obliged to continue and we didn’t.

Looking back on it, several years later and now owning 2 horses of our own, I feel very embarrassed to admit that we were so gullible, but while ever there are inexperienced people out there who are blinded by “horse love” and sly conniving people who are willing to take advantage of them to suit their own needs…I guarantee we won’t be the last. Just take heed, make sure you are aware of all the rules and what will be expected of you AND GET IT IN WRITING. Don’t get caught like us because honestly, there are many people willing to rip you off if you are willing to let them.

Languedoc Roussillon is a region of incredibly varied landscapes from the Pyrenees Mountains, to the vineyards and the beaches. It has also been affected by many different civilisations over the last 2500 years and offers a rich history, culture & architecture. It is less densely developed than Provence and the Cote d’Azur giving it a natural and rustic feel while also having property for sale at about 60% of the price of Provence and the French Riviera.

Location

The Languedoc Roussillon region borders Provence-Alpes-Cote d’Azur to the east, Auvergne & Rhone-Alpes to the north & north east and Midi-Pyrenees to the west and north-west. It comprises five departments which from east to west are Gard, Lozere, Herault, Aude & Pyrenees Orientales.

Transport links This southern region is easily accessed by road, air or by train. It has no less than five airports in the region at Perpignan, Carcassonne, Montpellier, Nimes and Beziers all operated by low cost airlines with frequent flights. Alternatively you can take the Eurostar all the way to Avignon or to Perpignan in 2009 which should boost property prices, business and tourism in the area.

Attractions

The Languedoc Roussillon has many attractive beaches and seaside resorts which compared to the Cote d’Azur are far less developed and more casual. These include the likes of the Sete which has quite a casual and natural feel to it to La Grande Motte with its Casino and nightlife, Palavas les Flots which is a relatively quiet fishing village. Further east and you reach the area known as the Cote Vermeille whose landscape becomes more rocky and cove-like with resorts such as Banyuls sur Mer and Collioure epitomising this. This area near the Pyrenees also has a distinctly Catalan culture and ambiance. Many people are also attracted to the vibrant city of Montpellier with its historical town centre and abundance of boutique and fashion shops. Nearby Aigues Mortes has the best example of medieval architecture today whose town centre and ramparts stem from the 13th century. Carcassonne with is medieval castle and Nimes with its Roman Amphitheatre are two cities which also have many interesting spots to visit and there are many smaller towns and villages like Pezenas which offers more rustic charm with its stone built houses and winding streets. You cannot ignore the strong presence of the Roman Empire here from Arles with its amphitheatre which is still in use to the Pont du Gard aqueduct. Equally the Cathar religion has also left its mark on this region notably seen in the fortresses they built in the Corbiere hills.

Activities

There are too many activities available here to list them however main ones include skiing and hiking in the Pyrenees, walking or horse riding on the Montagne noir or the Cevennes Natural Park with its many mountains, lakes, rivers and forests and visiting the Camargue with its vast wildlife from wild white horses to pink flamingos. This area also has many vineyards 2nd only in wine production to the Gironde and you can go on wine tasting trails as you visit its many quaint villages or travel along the Canal du Midi in a barge. There are also many festivals held throughout the year across the region and the excellent choice of shops, bars, restaurants and cafes in the main towns will keep you coming back for more.

I wrote in about a month ago about my horse being taken from me. Well the day has finally comes tomorrow to see if I get her back or not. I went to court 3 weeks ago with all me evidence of feed and vet bills and the person came to court with nothing. But the judge took it in consideration and the and now we get the verdict tomorrow. If anyone would like to read what I wrote a month just go into the search and put Horse taken off my property. Come to find out the 2 officers that came onto my property with this person is good friends with her parents. The officers never made a police report on the indicent. I even got a email from the Asst. Police Chief saying that the police should have never got involed in the first place. When the judge read the the email he was mad because she and the officers took my rights away from me. Please give me some input on the matter, its going to be a long night for me.
